One vendor of record, one certificate of insurance
Rent Ready brings your existing vendor network and the vendors Rent Ready recruits under one vendor of record. You keep one certificate of insurance on file instead of tracking coverage across every contractor. Rent Ready carries and manages the insurance requirements expected by major operators.
Vendor screening and COI tracking
Every vendor goes through screening and verification before their first job, including certificate of insurance verification. Coverage is then tracked on an ongoing basis in the platform. Field contractors are independent vendors, and trade licensing is held at the vendor level.
A W-2 operations team in Charlotte
All support and operations staff are W-2 employees in the Charlotte, NC office. The operations team has one job: work completed by vendors on time and to the quality standard. They are your single point of contact on every turn.
Quality gates and documentation
Each turn passes completion checklists, photo documentation, and remote video review of work quality before sign-off. Photos, checklists, and digital sign-off are available in the platform as soon as work is complete. Vendors who fall outside the quality gates are remediated or removed from the network.
Warranty and callbacks
Document an issue within 10 days of completion and the responsible vendor is dispatched the same day or next day to fix it. Some scopes, such as resurfacing, carry longer warranties.
Approved rates and add-on approval
You set approved vendor rates, and work can only be booked at or under them, whether it is scheduled automatically from Yardi, RealPage, or Entrata or scheduled by hand. You approve every add-on, and every turn bills on one consolidated invoice.
